Project delivery methods:

Design – Bid – Build

Traditional method in which the Owner of a project will hire an architect and/or engineer of their choice to produce the construction plans, then solicit bids from multiple contractors, and finally choose one general contractor for the construction portion of the project. This method is used to obtain multiple bids for construction and give the ability to compare apples to apples, since all contractors are bidding on the same detailed information, with little room for assumptions. With full construction plans and specifications, contractors are able to accurately give a fixed estimate.

Design – Build

A popular method today, in which the Owner of a project will hire a general contractor to handle both the design and construction of a project. This method simplifies things for the Owner by creating one point of contact that is responsible for the entire project. This method keeps overall costs and timelines down since one entity is in control of both the design and construction elements, and all players are working on the same team from the beginning; The constructability of the design is analyzed in real time, and design improvements are implemented immediately.

The Owner will choose this contractor by soliciting design-build proposals from multiple contractors. These proposals can greatly vary from one contractor to the next depending on different qualifications, ideas and assumptions, and the Owner’s decision will be based upon a number of considerations.
